It takes specilized training to handle all of the proper paperwork & negotiations with the lenders to do a Short Sale or Foreclosure. I recently completed the two day training to Master the Short Sale Process for Buyers Representative and Listing Representative. I also competed required two day course to become a Certified Distressed Property Expert. I am ready to help anyone that is having trouble meeting their financial obligations for mortgages. Foreclosures & Short Sales


FORECLOSURES:  Real property that a lender has taken back due to owner default on mortgage loan.  Also known as REO properties.  Usually can purchase within a reasonable time frame. A professional Realtor will help you get the best possible price for these types of properties.  Most are sold "as is" with no "Seller Property Disclosures" available before close of escrow.  Buyers will probably want to have a complete home inspection done during the inspection period before moving forward in the close of escrow process. 

SHORT SALES:  A property owner owes more for the property than the property is currently valued at for fair market value.  In order to purchase a short sale property you will want to work closely with an experienced Realtor. Short sales require lender approval on purchase price as well as the seller approval.  The closing on short sale properties can take longer than other types of purchases due to the additional paperwork and required lender approvals involved. It can definately be done when working with a trained and experience Realtor.
